  2. Booking Procedure and Contract Conclusion

    1. Booking Effectiveness

The booking request made by the Guest is considered binding for the Guest. The booking is deemed confirmed and the Short-Term Lease Agreement concluded only upon receipt of written confirmation from the Lessor (via email) and after successful payment of the deposit or the full amount due.

    2. Prices and Payments

The prices of the Villas are those indicated on the Site. They include the rental fee and utility costs, unless otherwise specified. The Lessor reserves the right to change prices at any time, provided that the price agreed upon at the time of booking confirmation will not change.

    3. Payment Methods

Payments can be made by credit card and/or bank transfer. The required payment (deposit or balance) must be made according to the terms specified at the time of booking.

  3. Lessor's Rights and Duties

    1. Compliance and CIN

The Lessor guarantees that all Villas comply with current regulations in Italy and in the Region/Municipality where they are located and that each listing clearly and visibly displays the assigned National Identification Code (CIN).

    2. Mandatory Communications

The Lessor undertakes to communicate the guests' data (general and cohabiting) to the Public Security Authority (Questura – Servizio Alloggiati Web) within the legal deadlines. The Guest is required to provide a valid ID and the requested data at check-in, failing which access to the Accommodation will be denied.

    3. Tourist Tax

The Tourist Tax, if required by the Municipality where the Villa is located, is not included in the final price and must be paid in cash or via POS with debit/credit card at check-in or according to current municipal regulations. The Lessor will act as an accounting agent for the collection and payment of this tax.

  4. Cancellation and Modification Policies

    1. Cancellation with Charge

Cancellations made up to 60 days before the check-in date will result in the loss of the deposit. From 59 to 30 days before the check-in date, 65% of the total amount will be lost. From 29 days before the check-in date, 100% of the total amount will be lost. In case of early departure, no refund will be given for unused nights. In case of no-show at check-in without prior notice, the entire booking amount will be retained.

    2. Exceptions

      • Absolute prohibition on moving furniture within the house, taking indoor furniture outside, and/or using it for purposes other than those intended.
      • Close doors and windows, turn off lights and all electrical appliances (TV, air conditioner, stove...), and turn off water taps before leaving the house.
      • Waste management and recycling according to local regulations.
      • Prohibition on hosting people not registered in the booking.
    3. Damages and Security Deposit

Upon arrival at the Villa, the client must pay a security deposit ranging from €500.00 to €2,000.00 depending on the selected Villa, by bank check, credit card, or cash before the keys are handed over. The deposit will be returned to the client upon departure after checking the condition of the Villa and deducting any damages caused and any additional expenses not included in the Estimate and not paid. Please leave the Villa in a clean and orderly state to facilitate easier inspection upon its return. If Habulus Srl needs to retain part of the security deposit as compensation for damages caused by the Client and the Client has provided a check as a security deposit, Habulus Srl will hold the check until receipt of payment for the damage compensation value. It is understood that if the Client's damage exceeds the security deposit, Habulus Srl reserves the right to request reimbursement for the total value of the damage.
